This user guide has been produced to help you seal an interior concrete floor in commercial, industrial or domestic situations. We also have useful associated how to guides located within our general how to guide section.
This guide is specifically for the application of Floorseal Concrete Floor Sealer. The product can be applied to general screeds and concrete floors.

How does Concrete Floor Sealer work?
Apply the sealer to porous interior concretes & screeds, it will be partially absorbed during the 1st coat. During application you will notice the sealer soaking into the surface , the 2nd coat will build on the first, thus binding surface particles and preventing dust.
The product is designed to repel general staining and in particular bind & prevent dust.
Two applications are required, when sealing particularly porous surfaces you may wish to apply the sealer more than twice. General anhydrite screeds & shot blasted concrete are extremely porous and may benefit from additional applications.
How to apply Concrete Floor Sealer?
This sealer is water-based, so low odour; an important consideration when applying a sealer to an interior floor. Easy to apply and dries very quickly.
Apply with a sprayer, masonry roller or brush (in small areas). For larger areas the sealer can be applied with a low-pressure sprayer, fitted with a coarse nozzle. When spraying, take care to prevent pooling by redistributing excess sealer with a roller or squeegee. Spraying can be preferable when working with softer concretes or screeds. For optimum results on general concrete apply with a roller.
Most concretes will absorb the sealer easily but a masonry style (dense) roller will aid the application of thin & even coats. It is important to apply this product in thin even coats. You will use less product when applying the 2nd coat than the 1st.
Should I seal an interior concrete wall?
It is beneficial to seal any internal concrete surface to prevent dusting on walls & floors.
Sealing concrete surfaces to prevent airborne dust is important in commercial environments. Sealing prevents dust from travelling through air conditioning systems contaminating electrical systems and the working environment.
Older concretes typically shed dust when a building dries (during or after renovation). Sometimes this occurs slowly as the ambient temperature within the building increases after renovation. Dustproofing old or new surfaces stabilises the concrete, thus preventing airborne particles.
Does Floorseal Concrete Floor Sealer produce a finish?
Concrete Floor Sealer dries to a low sheen, almost matt appearance, when applied in to concrete with average porosity.
We recommend testing the sealer on a small area to check suitability. Apply to an inconspicuous area, allow the sealer to dry to check the finish.
Concrete & screeds vary in porosity so the final appearance will be affected by the density of the surface. A power floated floor may product a satin finish in one coat, a general rough concrete an almost matt finish, even in two coats.
When sealing floors we recommend sealing the floor with the minimum 2 coats stated. You can add more product to very porous floors. The exception to this guidance is when sealing power floated concrete which will often only require one coat.
What kind of concrete is this product compatible with?
Concrete Floor Sealer is compatible with most interior concrete floors. This includes screeds, power floated concrete & general rough concretes. Suitable for factories, general commercial applications and domestic situations such as garage floors/walls.
This sealant can be used to seal interior surfaces before overlaying with other materials i.e. carpet, wood, vinyl or paints.
Can I use this sealer on polished concrete?
The term polished concrete covers various situations. A polished concrete is a concrete which has been ground flat and fully polished. It will look similar in appearance to a polished marble/limestone/granite. Concrete Floor Sealer is not suitable for a fully polished highly reflective concrete. You may prefer to user Floorseal Concrete Penetrating Sealer as dust proofing is not required in this situation.
We encounter situations where the potential user has stated that their concrete has been polished, but there is no visible sheen. This is not a polished concrete, it is a honed concrete where a rotary machine has been used to remove general imperfections. Concrete Floor Sealer is suitable to be applied to a matt/honed ground concrete to prevent dusting.
What is the coverage rate of Concrete Floor Sealer?
The general coverage rate is approximately 10m2 per litre per coat. You may achieve a greater coverage rate on general concrete and certainly on power floated or harder concretes. The coverage rate usually increases when applying the 2nd (or more coats). General screeds/anhydrites are often softer and will require more product.
How long does Concrete Floor Sealer take to dry?
Typically one hour in temperatures between 10-20 degrees Celsius. The product will then cure over 24 hours. If applied in colder or humid conditions the sealer will take longer to dry.
Should I clean the concrete before sealing?
We recommend pre-cleaning all surfaces as minimum by dry brushing and dry vacuuming prior to sealing. Generally this is all that is required before sealing.
For obviously soiled floors you may require a clean via a scrubber drier, rotary machine and wet pick up vacuum using one of our non-acidic cleaners such as Floorseal Hard Floor Cleaner & Degreaser.
Limitations of use
Do not use in full wet rooms/areas i.e. bathrooms. Not suitable for domestic kitchens when applied to general concretes or screeds. Not to be used to waterproof exterior cladding etc or applied to imprinted concrete driveways. Do not clean with harsh chemicals after application.
Summary
Floorseal Concrete Floor Sealer can be used to generally seal and dust proof internal concrete floors & walls. It dries to an almost matt finish & dust proofs the surface, (typically) in two coats. This product can produce a low sheen when applied in two or more coats on dense concretes. Suitable for general sealing in domestic, commercial & industrial situations. Ideally apply via roller wait one hour before applying a 2nd coat. Can be overpainted – dries in one hour and cures within 24 hrs. Rollers & brushes may be possible to clean with warm soapy water.
