What is Floorseal Roof Sealer?
Roof Sealer is a penetrating sealer which soaks into the roof tile making the tile water resistant. Once the sealing agent is applied the polymers become meshed into the pores of the treated surface. This product is breathable, it does not form a skin/film/lacquer on the surface.
Typically, this product is applied twice approximately 40 minutes apart, but can be applied on separate days. It may be possible to apply once on a very dense surface such as a slate or new tiles.
Roof Sealer is a liquid with a water/oil repellent polymer within the solution. It should be applied to a porous surface and allowed to sink in, the carrying agent dries/evaporates leaving the polymer behind. This type of sealer is non-film forming.
Roof Sealer is used to repel liquid staining or general damp/water penetration. The repellence of water/oil based staining is its primary function. The sealer will also help to inhibit the growth of organic contaminations.
What kind of finish does Roof Sealer create?
The word ‘sealer’ often makes a novice think that all sealing products are coatings. This is not the case with Roof Sealer as it is non-film forming.
Roof Sealer does not alter the appearance of the treated surface. For this reason it is described as natural or matt finish. It makes no visible difference to the roof once applied. The purpose of the product is to increase water resistance, not to change appearance. Therefore there is no ‘finish’ associated with this sealing solution.
Which kind of roof is this product suitable for?
Typically tiled/pitched roofs where the tiles have become porous over time. Or new/newer roofing tiles which are slightly porous.
This product is not suitable for sealing flat roofs coated in bitumen or general membranes. It does not fill cracks or holes, the sealer is for soaking into porous tiles which are becoming more porous over time. Or to aid the water resistance on new slightly porous tiles.
Preparing the surface before applying Roof Sealer
Your roof should be cleaned before sealing. If the roof is new we recommend spraying the surface with Roof Cleaner Bio Wash at least 24 hours before sealing.
For older roofs we recommend at least spraying with Roof Cleaner Bio Wash 24 hours prior to the application of Roof Sealer.
Roof Cleaner Bio Wash is a residual action cleaning product which works over weeks/months & will stay active for up to a year. After sealing, the roof can be treated with Roof Cleaner Bio Wash to help maintain its appearance.
If your roof is heavily contaminated with Moss we recommend scraping the roof to remove the moss & applying the Roof Cleaner Bio Wash after the process is complete. Then seal your roof with Roof Sealer a few days later.

Applying Roof Sealer
Never apply the sealer to damp surfaces, the surface should be totally dry. Try to avoid applying the product when temperatures below 10C or above 20C. There is some wiggle room in the temperatures ranges noted – if you are sealing on a warm day then do so first thing in the morning when the surface is cool.
Spraying the product is usually preferable, a simple low pressure pump-up sprayer will suffice. Try to saturate the surface and leave it to soak in for 10-20 minutes (or possibly longer in cool conditions). The greater the amount of Roof Sealer that is absorbed by the material the more affectively it will be sealed.
Try to encourage as much of the sealing agent into the surface as possible (by allowing it to slowly saturate and work its way into the pores of the material). If the roofing tiles are very porous the first application is crucial, the tiles are at their most porous. The 2nd application is more of a ‘top up’ to fill any remaining pores which may accept more of the sealing polymer. You can reapply a 2nd coat after approximately 40 minutes but can apply on separate days if you wish.
On certain surfaces you will see very little excess. Any excess sealer can be removed (before it dries) by running a dry absorbent roller (on a pole or short handle) over the tiles.
For less porous tiles (such as slate & very new tiles) you may be able to apply this product just once.
Why do you need to remove excess sealer?
Because it is exactly that- an excess i.e. waste product. This should be carried out before the excess before it comes tacky. Typically you should remove any excess after approximately 10-30 minutes. Please adjust the time allowed for excess removal based on air and surface temperatures. A test patch can be used to assess this timing.
Removal of excess product ensures that no visible change can be noted to the surface.
What is the coverage rate of Roof Sealer?
It depends on the type of surface!
You will achieve a greater coverage rate on slate than a sandstone or old concrete tile. As a guide, 5 litres of Roof Sealer will cover approximately 5m2 of surface area (per coat). This is a guide for older or more porous surfaces such ageing concrete tiles and weathering sandstones. For new or dense surfaces you may achieve a coverage rate of 10m2 per litre.
A classic mistake (when working with any brand/type of sealer) is to try to work to a specific fixed coverage rate. Coverage rates are ultimately dictated by the porosity of the material.
Carrying out a small test patch is worthwhile to test for coverage rate.
Conclusion
Roof Sealer has various benefits, it is breathable & non-film forming so does not alter the appearance of roofing tiles.
Roof Sealer is a non-visible natural matt finish penetrating sealer. It can be applied once or twice, any excess should be removed. Ideally apply toa dry surface via low pressure pump-up sprayer. The sealer should be applied liberally and then allowed to be absorbed by the treated surface.
Suitable for porous concrete tiles, marley tiles, slate, sandstone, limestone & clay-based tiles. Test before use.
Covers between 5m2 – 10m2 per litre per coat. Do not dilute.
Pre-clean (as a minimum) with Roof Cleaner Bio Wash at least 24 hrs before applying a sealer.
Roof Cleaner Bio Wash is easy to apply with a low pressure pump-up sprayer. Dilute at between 1:5 for general use. Once diluted 1 litre of product should be applied to no more than 5m2 of roof tile. Works over weeks/months to kill & resist organic growth. Can be used for general maintenance in the future. This product does not require rinsing. A single 5 litre container can cover approximately 120m2. Lasts for up to 12 months.
