Floorseal Roof Sealer is a breathable roof tile sealer. Suitable for porous roof tiles such as concrete, slate, clay, and sandstone. This roof tile sealer is a form of impregnating sealer (also known as a penetrating sealer) which seal from within the pores of the tile.

This sealer can be sprayed onto old or new roofing tiles to create an additional waterproofing effect. The treated tiles will repel rainwater, resist UV, resist carbon deposits, and inhibit organic growth. Pre-treat with Floorseal Roof Cleaner Bio Wash

Breathable, natural finish roof tile sealer

Roof Sealer is a water-based breathable sealer which creates a water-repelling surface on porous roof tiles. It is suitable for sealing porous concrete tiles, slate tiles, clay-based tiles, sandstone, slate & other natural stone. This roof tile sealer is a low odour water-based impregnating sealer which allows 100% moisture vapour transmission. Roof Sealer resists organic staining, rainwater penetration, carbon deposits & inhibits organic growth.

Sub-surface non film forming waterproofing agent

This protective roof tile sealer will last 10 years or more due to its powerful formulation. Sealing porous roof tiles prevents water penetration, organic staining and carbon deposits from airborne pollution.

Apply once to porous roof tiles with a second lighter treatment applied within approximately 40 minutes of the first. Dense surfaces (like slate) may only require one application of product. Redistribute any excess product with a brush or roller to avoid pooling or puddling on low-angled roofs.

This water-based roof tile sealer will penetrate the surface of the tile. Roof Sealer does not alter the appearance of the material being sealed as it is not a surface coating, it is a penetrating sealer which soaks into the pores of the surface, therefore seals from within.

This product does not alter colour or create a visible sheen or shine. It can be applied to older or new roof tiles. We recommend pre-cleaning older tiles with Floorseal Roof Cleaner Bio Wash to kill moss & algae.

Please note: This product is not suitable for filling obvious holes or cracks.

  • Please read the Technical Data Sheet for full instructions. Available to download from our website.
  • Carry out a test in an inconspicuous area.
  • If you find this product is not suitable for use on your project, do not continue to use.
  • All surfaces are to be completely dry, do not apply if rain is likely.
  • Apply with a low-pressure pump-up sprayer, roller, or brush.
  • Saturate the surface allowing the product to soak into the substrate.
  • Do not allow any obvious excess product to dry on the surface.
  • For highly porous surfaces, a second light application may be required approximately 40 minutes later.
  • Remove any excess as before.
  • The product dries in approximately 1 hour and cures over 24 hours.
  • Only apply when the air temperatures are above 10ºC and below 20ºC.
  • For older roofs please pre-clean and apply Floorseal Roof Cleaner Biowash
  • Do not apply to non-porous, polished, metallic, plastic, or glazed surfaces.

  • Is Roof Sealer a totally breathable product?

    Roof Sealer allows full water vapour transmission so no trapped moisture or moisture clouding issues can occur.

  • After treatment can any visible sealer be seen on the surface?

    Roof Sealer is designed to soak into the surface and any obvious excess is to be removed. Roof Sealer leaves the treated surface with a totally natural appearance. The sealer seals from within the pores of the tiles. It is not a film or ‘skin’ forming product so no sheen or shine.

  • Can Roof Sealer be applied to any kind of roof tile?

    As long as the roof tile is porous you can apply this sealer to it.

  • My roof is new, should I pre-clean the roof before sealing?

    If the roof is new you do not need to pre-clean the tiles.

  • I have an older roof tile should I clean my roof prior to sealing?

    As a minimum we strongly recommend cleaning your roof with Floorseal Roof Cleaner Bio Wash prior to sealing. This product can be used at a later date to maintain your roof and further inhibit organic growth.

     

  • Why do coverage rates vary?

    Some surfaces are more porous than others. Typically a coverage rate of 5m2 per litre for porous surfaces is achieved. But you may achieve 10m2 on dense surfaces like slate or some clay-based tiles.

  • Can I apply this product with a low pressure sprayer?

    This product can be sprayed on using a low pressure sprayer. Redistribute any sealer which is still visible on the surface after approximately 20-30 minutes.

    On porous surfaces the sealer will simply sink in leaving no excess – follow up with a lighter application of product to ensure full protection.

  • What kind of sealer is this product?

    Roof Sealer is a water-based impregnating sealer. It penetrates the surface of the tile, so is non-film forming. The polymers sit within the pores of the treated surface creating a water repelling barrier. Roof Sealer is 100% breathable.

  • Why are impregnating sealers highly suited for sealing exterior surfaces?

    Impregnating sealers do not form a skin/film/lacquer so cannot trap moisture. They do not alter colour or create a sheen so retain an unaltered natural appearance. Impregnators do not ever require stripping they can be reapplied, typically when the tile begins to display some porosity.

  • What is the advantage of impregnating breathable sealers over acrylic based surface sealers?

    Acrylic-based sealers have the potential to trap moisture under the seal. Breathable sealers like Roof Sealer repel rain water, resist dirt, carbon deposits & inhibit organic growth without trapping moisture.

  • What is the lifespan of this product?

    10 years +

  • I have a flat roof which is cracked & is leaking. Is this sealer suitable for filling holes and cracks?

    No, this sealer is an impregnating sealer, so not suitable for sealing cracks and holes. If the roof is leaking through physical damage caused by cracking or holes forming – this sealer is not suitable for making repairs.

    Floorseal Roof Sealer is a non film or ‘skin’ forming waterproofer. It does not form a coating or layer (similar to a lacquer). It repels moisture which is soaking through the pores of the tiles then into the building.
