We believe Floorseal Porcelain Patio Spring Clean is the best porcelain patio cleaner for the successful removal of general dirt & organic contaminations. This exterior porcelain tile cleaner is particularly effective when removing general dirt, algae, lichen, slimes, bird droppings & other organic contaminations.  

Floorseal Porcelain Patio Spring Clean is very easy to use, no particular skill is required to successfully clean your porcelain patio tiles. You can use this product without the aid of a pressure washer.

The application of this porcelain tile cleaner, with a short dwell time, will remove organic contaminations quickly and easily.

How do I apply Floorseal Porcelain Patio Spring Clean?

Apply the product diluted at 1:3 (please adjust to suit the conditions on-site). For speed and ease, we recommend applying with a pump sprayer You could also apply using a watering can, agitate with a stiff brush.

Leave to dwell for approximately 15 minutes, do not allow the product to dry out during this time. On hot days you can add more water to the surface to prevent premature drying. After use, always rinse the product away with clean water.

Keep the product distinctly wet on the surface for a short period of time (by adding more product) this is known as dwell time. The dwell time should be approximately 15 minutes, you can extend or shorten the time if required.

Once you notice the contamination disappearing wash the product away with liberal amounts of clean water.

Do I need to use a pressure washer?

There is no requirement to pressure wash but you can use this cleaning product alongside pressure washing, or as part of the process. This may be by lightly washing the product off the tiles with the pressure washer. Or to lightly pressure wash the area before applying the Porcelain Patio Spring Clean  

We do not recommend feeding the product through the pressure washer as a solution additive. This will negate the effect of the dwell time, which is important, when using this type of cleaning product.

Is dwell time important when using this type of cleaning product?

Dwell time is a useful tool when using this kind of porcelain patio cleaner. The longer the product is wet on the surface the better it works! In most cases a short dwell time will be sufficient, up to 15 minutes. You can also generally agitate the solution with a stiff brush which aids the cleaning process. Adding more product to the tiles, to keep them wet, will extend your dwell time for as long as is required to remove algae & lichen etc.

What kind of contaminations will Porcelain Patio Spring Clean remove?

Porcelain Patio Spring Clean will remove organic contaminations such as black lichen, mould, bird droppings, algae, slimes, fungi, leaf staining & general dirt.

If you are treating leaf severe staining we recommend applying undiluted using a very long dwell time, this could be many hours.

What is the coverage rate of Porcelain Patio Spring Clean?

A minimum of 5m2 per litre (after the product is diluted at 1:3). This is a general guide, typically this product will cover a much greater area than this. We have also known this product be effective at a dilution rate of as little as 1:10. The coverage rate can increase dramatically depending on the type of tile & dilution rate.

A 5 litre container will cover at least 100m2 of tiling when diluted at 1:3 with water.

Will Porcelain Patio Spring Clean effect lawns or bedding plants?

This is is a question commonly asked when using any kind of patio cleaner!

When used correctly, with care, there is no issue. Most patios are adjacent to grass or plant beds, we expect you to be working near plants or lawns. The product is biodegradable and is neutralised by rinsing with water.

Artificial grass is not affected by any of our cleaning agents.

Our top tip is to dampen the edges of lawns or plant beds with water prior to cleaning. Once the process is finished you should liberally rinse off the (treated) area with clean water. The product is biodegradable and importantly is not specifically a weed killer. It is the method of use – using dwell time etc which makes the product work, neutralisation of the product occurs via the rinsing process.
