  • Please read the Technical Data Sheet for full instructions.
  • Carry out a test in an inconspicuous area.
  • If you find this product is not suitable for use on your project do not continue to use.
  • Dilute 1:3 with clean water (the product can be used neat on severe staining i.e. leaf staining).
  • Apply via a sprayer, watering can or bucket.
  • Allow to dwell on the tiles for a minimum of 15 minutes.
  • The dwell time can be extended (up to 12 hours) if dealing with severe leaf staining.
  • Agitate with a stiff brush during the dwell time.
  • Do not allow the product to dry during the dwell time.
  • Add more product or a little water to keep the tiles wet during the dwell time.
  • Rinse off with a hose pipe.Repeat as required.
  • For best results pressure wash the tiles to complete the process.
  • Do not spray onto adjacent plants or lawns. Do not allow to travel into ponds or encounter aquatic life.
  • Use old or work clothes when applying.
  • Safe for children and pets when dry.

Our porcelain patio spring cleaning solution is easy to apply

Porcelain Patio Spring Clean is to be diluted 1:3 with clean water (but can be used neat on problematic areas). This product should be applied with a low-pressure pump-up garden sprayer or watering can. It is beneficial to agitate the solution with a stiff brush, you must keep the surface wet during the dwell time. The dwell time should be approximately 15 minutes but can be extended to many hours (if required for leaf staining or lichen). Rinse off after use with clean water. Porcelain Patio Spring Clean is highly economical – A 5 litre container diluted at 1:3 can clean up to 100m2 of porcelain patio tiles.
Removing leaf staining from porcelain patio tiles
This product is suitable for use when removing leaf staining from external porcelain patio tiles. The solution can be applied neat with a dwell time of 12 hours (or more) when required.     No, this product is for the removal of organic contaminations such as algae, lichen and slimes.

  • I have severely ingrained mud on my patio, will this product remove it?

    This product is specifically designed to remove organic contaminations such as algae, slime, leaf staining, lichen & bird droppings & general dirt so it can be successful at removing mud.

    But if the mud is deeply ingrained & has a ferrous content our Outdoor Porcelain Tile Cleaner may be more appropriate. It is specifically designed to remove cement, slurry primers, ferrous-rich mud, compost and water bleed stains from the base of plant pots.

  • Do I need to use a pressure washer as part of this process?

    Not necessarily, Porcelain Patio Spring Clean is designed to work as a stand-alone cleaner. It can still be beneficial to pressure wash the patio after the cleaning solution has been rinsed away.

  • I also have some porcelain tiles in my kitchen, what can I use to clean these?

    We recommend Floorseal Intensive Tile Cleaner for cleaning interior porcelain tiles.

  • Why are my porcelain tiles so hard to clean, we thought it would be easy!

    The reason porcelain tiles are difficult to clean when fitted outside is because they have an anti-slip texture which attracts & holds dirt. They might be a very pale colour i.e white or cream so they show dirt easily.

    Exterior porcelain tiles are actually slightly porous as they have micro-pores which absorb staining such as mud & leaf staining.

    Pressure washing can be successful but a cleaning fluid is often required.

  • Can I seal my porcelain tiles after cleaning?

    Yes, you could use one of our sealing products such as Porcelain Tile Sealer for Patios or Porcelain Tile Eco Seal. Porcelain Tile Eco Seal is the easiest product to seal porcelain patios (or indoor tiles) with.
