Breathable Brick Sealer & Waterproofer is a water-based impregnating sealer, suitable for sealing exterior brickwork. This breathable exterior brick sealer can be applied to porous clay-based brick, cement-based brick, natural stone & general masonry.

Breathable Brick Sealer & Waterproofer is suitable for use on external modern cavity brick walls and rubble-filled solid walls. This external brick sealer is suitable for use on listed buildings or anywhere retaining a breathable surface is paramount. This breathable sealer will leave the brick with an unaltered natural matt finish.

  • Carry out a test in an inconspicuous area.
  • If you find this product is not suitable for use on your project do not continue to use.
  • All surfaces are to be completely dry, do not apply if rain is likely.
  • Apply with a low-pressure pump-up sprayer, roller, or brush.
  • Saturate the surface allowing the product to soak into the substrate.
  • Remove any excess (if noted) with a dry cloth or roller within 20-30 minutes of application.
  • Do not allow any excess product to dry on the surface.
  • On highly porous surfaces, such as sandblasted brickwork, lightly reapply the sealer approximately 40 minutes after the first application.
  • Remove any excess as before.
  • Dense surfaces may only require one application.
  • The product dries in approximately 1 hour and cures over 24 hours.
  • Only apply when the air temperatures are above 10ºC and below 20ºC.
  • Do not apply to non-porous, polished, metallic, plastic, or glazed surfaces. Remove with cloths immediately, if this occurs.

A breathable exterior brick sealer & waterproofer

Breathable Brick Sealer & Waterproofer is a water-based impregnating sealer suitable for sealing exterior brickwork. Breathable Brick Sealer & Waterproofer can be applied to any porous clay-based brick, cement-based brick, natural stone & general masonry. This penetrating sealer resists rainwater penetration, UV light, carbon deposits and organic growth. Rapid drying – free from solvents & VOCs.

An impregnating sealer which resists water, UV light & carbon deposits

This highly effective brick wall sealer will last 10 years or more on exterior walls. Impregnating sealers have a greater resistance to UV light, rainwater penetration & carbon deposits than normal acrylic sealers. Impregnating sealers are superior to surface acrylic sealers which are film-forming, this film or ‘skin’ can lead to trapped moisture. Impregnating sealers cannot trap moisture and are 100% breathable. Breathable Brick Sealer & Waterproofer is non-film forming, it does not alter the appearance of the sealed surface. The sealing polymers are deposited within the pores of the brick, thus sealing from within. Breathable Brick Sealer & Waterproofer is suitable for sealing old rubble-filled walls so appropriate for use on listed or historic buildings. But can also be applied to newly built brick walls & other structures. The sealer is non-film forming, so cannot trap moisture and will not require stripping in the future. This form of external brick sealer can simply be reapplied if the porosity of the brick increases over time. This product is easy to apply using a low-pressure sprayer in one generous application with a light top-up application approximately 40 minutes later. Once the sealer has been applied please redistribute any areas where the sealer may have collected or pooled within 20-30 minutes. This can be completed using a brush or roller, this ensures no sealer has been left on the surface. Very porous bricks may absorb all the sealer immediately. Do not allow any sealer to simply dry on the surface, it should all have been absorbed into the treated surface or be removed (where present) after 20-30 minutes. Please adjust the amount of sealer being applied based on porosity. Old Victorian clay bricks will be more porous than a modern dense house brick. Sand-blasted brick and masonry will be very porous. Very dense surfaces may not require a 2nd application, please carry out a test before any application to check the level of porosity of the material to be sealed. This product can also be applied indoors, typically to surfaces in wet areas which cannot be sealed with our Interior Brick Sealer & Dustproofer.   • Is Breathable Brick Sealer & Waterproofer a fully breathable sealer?

    Breathable Brick Sealer & Waterproofer allows full water vapour transmission so no trapped moisture or moisture clouding issues will occur. The sealer soaks into the pores of the brick, so seals from within. It is non-film forming so will not form a surface skin or lacquer.

  • Is this exterior brick sealer visible on the surface?

    Breathable Brick Sealer & Waterproofer penetrates the brick work and any obvious excess (where present) is to be removed. The treated surface retains an unaltered natural appearance.

  • Can I use Breathable Brick Sealer & Waterproofer on any kind of masonry or brick?

    As long as the brick & pointing is porous you can apply this sealer. It is also suitable to seal other porous surfaces like concrete and natural stone.

  • Can I apply this brick sealer to solid rubble filled walls associated with a listed or historic building?

    Breathable Brick Sealer & Waterproofer is a fully breathable impregnator so allows full moisture vapour transmission. It is suitable for use on the exterior walls of a listed building.

  • What is the lifespan of this product?

    10 years +

  • Why do coverage rates vary?

    There will always be variation in coverage rates, some bricks are more porous than others. 5m2 per litre for general porous brickwork is achievable. You may achieve 10m2 on dense surfaces. Test and adjust according to local conditions.

  • Can I apply this product with a low pressure sprayer?

    Yes – Please redistribute any sealer which is pooling or collecting. This can be carried out with a brush or roller within 20-30 minutes of application. Do not allow the sealer to simply dry on the surface if it has not penetrated the pores of the brick by this time.

    On more porous brickwork you may not see any excess. In this situation always lightly overspray to ensure full protection.

  • What kind of sealer is this product?

    It is a water-based impregnating sealer. The polymers contained penetrate the pores of the treated surface, so it is 100% breathable.

  • Why are impregnating sealers more effective at sealing exterior surfaces than surface sealers?

    Impregnating sealers do not trap moisture, they never require stripping. Impregnators can easily be reapplied when porosity returns to the brickwork. Impregnators do not alter colour or create a sheen. Impregnators are 100% breathable. Impregnators have a long lifespan.

    Typically surface sealers can trap moisture and do require stripping before any reapplication. Surface sealers are non-breathable. They can create a sheen as they are film forming. Surface sealers are prone to cracking and usually have a short lifespan.

  • Can I apply Breathable Brick Sealer & Waterproofer to sandblasted bricks?

    Breathable Brick Sealer & Waterproofer can be applied to sand blasted bricks or masonry. You will need to apply more product than normal as the surface will be highly porous.

  • Can I use this product indoors to dustproof my brick walls?

    Breathable Brick Sealer & Waterproofer is not an anti-dusting sealer. To seal interior brick walls against dusting please use Floorseal Interior Brick Sealer & Dustproofer.

    You may still wish to use Breathable Brick Sealer & Waterproofer in wet areas i.e to seal shower cubicles walls.

  • What can I clean my exterior brick wall with before sealing?

    Render Cleaner Softwash Solution or Green Remover Concentrate which are available in the cleaners section on this website.
