What is the best way to remove black spot lichen?

We believe Floorseal Black Spot Remover Plus is the best black spot remover for the removal of black lichens & moulds. This product is highly effective for the removal of general dirt, algae, lichen, fungi & other organic contaminations found on patios, driveways, paths & walls.

Black Spot Remover Plus is easy to use, no particular skill is required to successfully use this product. You can easily remove black spot from your patio without the use of a pressure washer.

How do I apply Floorseal Black Spot Remover Plus?

This black spot removing solution should be applied undiluted. Lightly wet the surface with water first, this can be via a hose pipe or watering can. Then apply the undiluted product via a plastic watering can (or simple pump-up garden sprayer).

Keep the treated surface distinctly wet for a period of time, by adding more product, this is known as dwell time. The dwell time should be at least 15 minutes, you can extend this time for up to one hour (or more) when faced with more severe contaminations of black spot.

Once you notice the contamination has disappeared, rinse the product away with liberal amounts of clean water.

Do I need to use a pressure washer?

There is no need to use a pressure washer when using Black Spot Remover Plus. This process will work by applying the product to the surface and rinsing away with a watering can or hose pipe.

If you have a pressure washer you can lightly pressure wash the surface first, apply the product as normal and rinse away with the pressure washer afterwards.

Therefore there is no requirement to pressure wash but you can use the product alongside pressure washing, or as part of the process.

We do not recommend drawing the solution directly through the pressure washer as an additive. You will negate the effect of the dwell time, which is important when using this type of deep cleaning product.

How important is the dwell time when using this product?

Dwell time is very important when using a black spot remover. The longer the product is wet on the surface the better it works! Once applied leave to dwell, do not allow the solution to dry out during the dwell time. We recommend a dwell time of at least 15 mins to 1 hour, please adjust the dwell time to suit the severity of the black spot encountered.

During the dwell time keep the surface wet apply by applying more product. Using the product as a wetting agent is preferable to only adding clean water as the strength of the product will be reduced.

What kind of contaminations will Black Spot Remover Plus remove?

Black Spot Remover Plus will remove organic contaminations such as algae & particular black spot lichen. This product will also remove bird droppings, slime, fungi, general dirt & grime as part of the process.

Which type of surface is Black Spot Remover Plus suitable for ?

This cleaning solution is safe for use on sandstone, limestone, block pavers, clay tiles, brick, basalt, slate, porcelain, cement-based materials, flagstones & concrete.

We recommend carrying out a test patch to obtain a dwell time.

If you have not used this product before we recommend working in small sections of 20m2 at a time. Patience is the key to fully removing heavy contaminations of black spot lichen. Once familiar with the use of this black spot removal product you will be able to adapt the dilution rate, and dwell time, to suit your particular requirements. Carry out a small patch to obtain the optimal method of application & dwell time.

What is the coverage rate of Black Spot Remover Plus?

5 Litres covers up to 20m2 when applied undiluted. Be prepared to adjust the coverage rate based on the level of contamination encountered, type of surface, and the porosity of the stone or tile.

Will Black Spot Remover Plus effect lawns or bedding plants?

This is one of the most commonly asked questions when using any kind of exterior cleaner!

When used correctly, with care, there is no issue when using Black Spot Remover Plus. Most patios, driveways or paths are adjacent to lawns or plant beds. The product is biodegradable and is neutralised by rinsing off the surface with water.

Our top tip is to wet the edges of lawns or plant beds with water from a hose pipe first. This can be completed as you dampen the patio prior to any cleaning work. Once the process is complete liberally rinse the product away with clean water. The product is biodegradable and importantly is not specifically a weed killer. It is the correct method of use – dwell time etc which makes the product successfully. We fully expect the user to be working around lawns & bedding plants.

Artificial lawns are also increasingly common, none of our exterior cleaning products adversely effect artificial grass.
