How do I apply Floorseal Render Cleaner Softwash Solution?

The cleaning solution can be applied diluted from 1:3 (please adjust the dilution rate to suit the conditions on-site) up to & including applying undiluted. For speed and ease, we recommend application with a pump sprayer

Leave to dwell for approximately 15 minutes, do not allow the product to dry out during the dwell time. On warmer days you should add more water (or preferably more product) to the surface to prevent premature drying. After use, always rinse the product away with clean water.

Always keep the product distinctly wet on the surface of the render for a period of time, this is known as the dwell time. The dwell time should be at least 15 minutes, you should extend this time if marking to the render is still present.

Once you notice organic contaminations have disappeared wash the product away with liberal amounts of clean water.

Do I need to use a pressure washer?

There is no specific requirement to use a pressure washer with this product. But you may wish to use a pressure washer to lightly pre-wet the surface with water (before cleaning) or to lightly wash Softwash Solution off the render at the end of the process.

We do not recommend feeding the product through the pressure washer (as an additive). You will negate the effect of the dwell time which is important when using this type of cleaning product. The cleaning solution needs time to work, it will not be as effective if it is applied and immediately washed off.

How important is using a dwell time when using this render cleaner?

Dwell time is the most useful tool the user can employ when cleaning render with Render Cleaner Softwash Solution. The longer the product is wet on the surface of the render the better it works! In most cases a short dwell time will be sufficient (approximately 15 minutes). You can also agitate the product with a stiff brush to aid this process. Adding more product to the render to keep it wet will generally improve the overall clean. Extending the dwell time will also help to clean the surface i.e. a 30 minute dwell time would, in theory, produce a superior result to a 15 minute dwell time.

Which kind of contaminations will Render Cleaner Softwash Solution remove?

Render Cleaner Softwash Solution will remove organic contaminations such as black lichen, mould, bird droppings, algae, slimes, fungi, leaf staining & general dirt.

In essence anything organic is possible to remove with the correct strength/dilution rate of product and reasonable dwell time.

Any kind of render which includes K-Rend, Parax, Weber, moncouche render, general silicone render, lime, sand & cement render.

What is the coverage rate of Render Cleaner Softwash Solution?

Coverage rates will always be variable depending on the type of render, level of contamination & air temperatures.

When diluted at 1:3 you would achieve approximately 80m2 per 5 litre container – One part concentrate to 3 parts water. If you were using the product undiluted this rate may reduce to 20m2 per 5 litre container. Always try to apply approximately 1 litre of product to no more than 5m2 of surface area.

The coverage rate can increase (or decrease) depending on the type of contamination, air temperatures & dilution rate. Ultimately it is down to the user to adapt to the conditions found on site.

Will Render Cleaner Softwash Solution effect lawns or bedding plants?

This is a question which is often asked before purchasing an exterior cleaner.

When used correctly, with care, there is no issue. Most renders are adjacent to something organic i.e. grass, trees or plant beds. We expect you to be working near plants or lawns. The product is biodegradable and is neutralised by rinsing with water.

Artificial grass is not affected by any of our cleaning agents.

Our top tip is to dampen/wet the edges of lawns (or plant beds) with water which are directly adjacent to the render. Once the process is finished you should liberally rinse off the main work area with clean water. The product is biodegradable and importantly is not specifically a weed killer. It is the method of use – dwell time etc which makes the product work, not just its strength. Neutralisation of the cleaner occurs via rinsing at the end of the process.

Are there any surfaces I should avoid when using Render Cleaner Softwash Solution?

Try to avoid contact with UPVC where possible. If the product is allowed into contact with UPVC you should rinse/wipe it away.

Try to avoid bare metals, such as lead flashing – rinse off if the product encounters metals. Powder coated/painted metals are not affected.

It is unlikely that you would have an issue with surrounding materials.
