Block Paving Intensive Cleaner


Block Paving Intensive Cleaner is a super powerful block paving cleaner, suitable for deep cleaning all types of block pavers. It will remove dirt, grime & black spot lichen.

Simply pre-wet the surface and apply the product diluted at a ratio of 1:1 with clean water. Periodically agitate the surface with a stiff brush and mist over the surface with more product or water. Allow the product to dwell and then rinse off with clean water.

  • Carry out a test in an inconspicuous area.
  • If you find this product is not suitable for use on your project do not continue to use.
  • Use a suitable PPE – Safety mask, goggles and gloves.
  • Please wear old clothes or suitable overalls as the product can discolour organic fibres.
  • Always carry out a test patch to assess suitability and dwell time in an inconspicuous area.
  • If the product is not suitable do not continue to apply the product.
  • Lightly pre-wet the area to be treated.
  • Apply the product diluted at a rate of 1:1 with clean water (or neat for heavy organic contaminations)
  • Use the test patch to gauge the dwell time required. 1 to 4 hours if usually sufficient.
  • If the product is likely to encounter adjacent lawns and plant life pre-wet them with clean water.
  • Apply to the surface using a low-pressure sprayer, watering can or neat from the container.
  • Always keep the surface visibly wet, mist over with water or preferably more product to achieve this.
  • Periodically agitate the area treated with a stiff brush.
  • Rinse away the product with clean water.
  • For best results pressure wash the area after treatment, although this is not specifically required. Take care not to wash kiln dried sand out of the joints of the pavers (where present).
  • Do not allow the product to travel into garden ponds containing fish or other aquatic life etc.

Block Paving Intensive Cleaner is for cleaning dirt, grime, algae and black spot lichens from all forms of  block pavers. This includes both clay-based and concrete-based block pavers. Black spot lichens are very difficult to remove, they cannot be removed by pressure washing alone. This intensive block paving cleaning solution will remove black spot lichen and other organic contaminations where jet washing has failed! Apply Block Paving Intensive Cleaner diluted at a rate of 1:1 with clean water and allow the product to dwell on the surface for at least 1 hour. Extend the dwell time when removing heavy contaminations of lichen or other organic staining. Do not allow the product to dry out during the dwell time, the surface must always remain visibly wet with product. Agitate with a stiff brush to move the liquid around the surface and to prevent pooling in low areas. The key to using Floorseal Block Paving Intensive Cleaner is to pre-wet the surface and apply the product with a sufficient dwell time. Extend dwell times to remove heavy infestations of black spot lichens when required. We find it is a little more difficult to remove black spot from cement-based block pavers than it is from clay-based block pavers. We always recommend carrying out a small test patch. This is to familiarise yourself with the application process and timings required to remove the lichens from your pavers. We also recommend working in smaller manageable sections when cleaning large areas, this makes the overall process much easier. You can revisit the odd paver or two that still require more attention whilst the product is being left to dwell on a new section. Be aware jointing materials, like kiln dried sand, can absorb liquid so add more solution periodically. We strongly advise carrying out a small test patch to determine the specific dwell time required. Try not to guess! You may need to adapt the dwell time to suit local conditions. Cool damp days are certainly more suitable than hot bright sunny days.FOR USE ONLY BY PROFESSIONAL OPERATORS.

Delivery Charges & Timescale

  1. Shipping is based on a free standard delivery service to UK mainland addresses of 4 working days.
  2. An alternative paid express delivery service of 1-2 days to UK mainland addresses is available.
  3. Our couriers do not deliver on Sundays (or bank holidays) other than by special additional arrangement (see below).
  4. Saturday deliveries are made by Parcelforce, all orders must be received by 1pm Friday. Saturday deliveries are a signed for delivery service only. There is no ‘leave safe’ option.
  5. For the Highlands and Islands (including Northern Ireland) our standard shipping time may be slower than 4-5 days and is not free.
  6. Express/Saturday shipping options to the Highlands & Islands & Northern Ireland is not available.
  7. Standard delivery is free except to the Scottish Highlands & Islands, Northern Ireland, Orkneys, Shetlands & other UK offshore Islands.
  8. We do not dispatch orders on a Saturday or Sunday or bank holidays.
  9. We do not offer guaranteed shipping timescales.
  10. We do not deliver to the Channel Islands, or Scilly Isles.
  11. Any query over failed/missing deliveries must be made within 21 days of delivery date. Courier companies will not initiate investigations after this time.

  • Can I use Block Paving Intensive Cleaner on both clay-based and concrete-based block pavers?

    Yes, this product can be applied to any kind of block paver.

  • What other kinds of surfaces can I use this product on?

    You can also use this product on natural stone like sandstone and limestone and clay-based tiles.

  • Is any particular type of block paving easier to clean than another?

    We think concrete-based pavers are the hardest to clean. Clay-based block pavers are usually the easiest to clean.

  • Why is dwell time so important when cleaning block pavers?

    It gives the product time to kill black & white spot lichen. Black spot lichens are the most difficult organic contamination to remove. Dwell time is one of the key factors when removing them.

  • Why do you need to pre-wet the surface before applying Block Paving Intensive Cleaner?

    It will help to keep the product on the surface, therefore in contact with dirt/grime and organic staining.

    If it applied to a dry surface it will sink in rapidly – you will need to use much more cleaning product if you do this.

  • Why is a test patch so important when cleaning block pavers?

    It produces a timing you can replicate over the rest of the pavers. It takes the guesswork out of the process.

  • What dwell time should I use to clean my block pavers?

    A test patch will tell you this but usually at least 15 minutes to 1 hour. You can increase the dwell time for really heavy contaminations of black or white spot lichen.

  • Can I alter the dilution rates?

    The product should be diluted at a ratio of 1:1 with clean water. If you are removing really severe black spot you can apply the product neat.

  • What is the coverage rate of this product?

    When diluted at a ratio of 1:1 with clean water, 5 litres of concentrate will cover approximately 40m2.

  • If I am removing cement haze or 'brush in' style compounds what should I use?

    Floorseal Cement & Grout Haze Remover is an acid-based cleaning agent for the removal of cement based hazes. It will react with concrete based block pavers, so do not apply to concretes, limestone or other acid sensitive surfaces. It is safe to use on clay-based pavers, sandstone or slate. It will not remove brush in compounds.

    Floorseal Sealer Residue Remover will remove the invisible slick left either side of the joint by a brush in compound. It is suitable to use as a general pre-cleaner. It will not remove obvious mistakes made by over applying brush in compounds or other resinous compounds.

  • I do not have a pressure washer to carry out a final clean, will this process still be effective?

    You do not actually need a pressure washer to finish the process, or require one to pre-clean with.

    Pre-wet the surface with a hose pipe or a watering can. You can even use the watering can to apply the product.

    Just agitate the product with a stiff brush. There is no need to scrub the surface hard. The brush is just used to move the fluid about, keeping all of the surface equally wet.

    If you follow this process the surface will become clean – just rinse with water to complete. It is the dwell time, in conjunction with the product, which is doing most of the work.
